Currently operating a marijuana cultivation business with Class B Adult Use License. All equipment is included, this is a turnkey acquisition. We have surveys, site plans, architectural drawings, warranty deed, certificate of occupancy etc…The building was designed by cannabis architects for the sole purpose of growing cannabis on a commercial scale. The building was completed in January of 2020. We currently have 600 Amp 3 Phase power from Detroit Edison. There is the possibility of additional power for a second and third building. A new load sheet was submitted requesting an additional 1800 amps. The HVAC is American Standard, over 40 tons of air conditioning along with Anden ceiling mounted dehumidifiers in all grow rooms. The building has a monitored security system and HD Video surveillance system, that is also controlled by smart phone. The operational business is located on 5 acres of land zoned ( A,F,R) agricultural, forestry, and residential. We have the ability to build and additional 43,560 square feet of commercial space, which is approximately 20% of the remaining acreage. We also are able to add both medical and adult use processing to our existing licenses. A 30×100 greenhouse fully equipped with power and water was constructed in Spring of 2023. An additional 4 greenhouses were slated to be constructed in the Spring of 2025. The remaining 3 acres is relatively flat with minimal trees making placement of additional structures less expensive.
